Tenant Improvements & Addition
This project transforms an existing facility through a coordinated, phased approach that balances immediate operational needs with long-term expansion goals. The work includes selective demolition and interior reconfiguration to support new lab and collaborative spaces, along with refreshed office and support areas designed to improve functionality, efficiency, and user experience throughout the building. A new warehouse addition expands operational capacity while integrating secure site improvements and enhanced accessibility features.
The overall design focuses on supporting the client’s evolving program requirements through flexible, code-compliant spaces that accommodate both technical operations and staff environments, while maintaining continuity of use and minimizing disruption to ongoing activities.

Weight Room
The 4,000 SF weight room is designed as a high-energy, highly visible hub for student athletics and wellness, supporting both performance training and everyday fitness. The space emphasizes strong indoor–outdoor connections, with large openings that extend activity to adjacent exterior training areas and bring natural light deep into the facility. Durable, expressive materials and clear sightlines create an environment that feels open, motivating, and connected to campus life. As both a training facility and a symbolic space for school pride, the design reinforces team identity through integrated graphics, display opportunities, and a presence that celebrates student achievement and strengthens the spirit of the athletic program.

Transitional Kindergarten Classrooms
The development consists of two modular buildings, each containing three 1,400-square-foot TK classrooms designed specifically for early learning environments. Associated site improvements include dedicated outdoor play areas for TK students, a separate play area for grades 1–6, and new parking and landscaped spaces to enhance the campus setting. A comprehensive site investigation was completed to document existing utilities and support efficient placement of the new classrooms while aligning with DSA accessibility and code requirements.

Shade Structures
The project includes two new shade structures at an elementary school campus designed to support outdoor dining and flexible student gathering space. The structures provide covered areas that enhance daily campus operations while improving comfort and usability of outdoor learning and eating environments.
Careful siting was required due to existing campus infrastructure and the need to maintain clear fire apparatus access routes. Located within a high fire severity zone, the design incorporates appropriate access upgrades and coordination with site circulation requirements to ensure safety and code compliance. The project was developed in alignment with DSA requirements, integrating accessibility and life-safety considerations into both the structures and surrounding site improvements.

Small Projects
A series of small-scale improvements across a junior college campus focused on enhancing the overall experience for students and staff.
Lighting Upgrades – Replacement of outdated fluorescent fixtures with energy-efficient LED lighting to improve illumination levels across a range of spaces with varying access to natural light.
Acoustic and Storage Improvements – Installation of a new suspended acoustic ceiling system, upgraded lighting, and improved storage separation to enhance functionality and acoustical performance within the gallery space. Enhanced lighting controls provide staff flexibility to support changing exhibit needs.
Space Planning – Reconfiguration of existing areas to transition from a reception-oriented layout to a more open, collaborative environment that supports informal gathering, interaction, and shared use.
